We have extensive knowledge of the Greek real estate market and deal with all the issues which are associated with the structuring, negotiation and implementation of real estate transactions.

Legal due diligence on the titles. Prior to investing in a property in Greece, it is crucial to ensure that the property is free of encumbrances and qualifies for the investment for which it is intended. As such, we carry a research on the registered owners, verify for any encumbrances and carry an investigation of the applicable land planning regulations (building terms and permissible land uses).

Planning your investment. We provide advice on the legal vehicle, the financing structure and tax planning of your property investment transaction.

Implementing the real estate transaction. We advise on the negotiation and drafting of property acquisition agreements, building contracts, lease agreements etc.

Registration of property rights in the Greek National Cadastre.

What is the Greek National Cadastre?

The Greek National Cadastre (Land Registry, in Greek called “Ktimatologio”) is a unified and constantly updated record of legal, technical and other rights and information regarding immovable properties situated in Greece. More specifically, it aims to create a modern registration system and replace the previously existing system of registration at the Mortgage Registries, thus ensuring publicity and security of transactions related with immovable properties.
The process of registration of Greek immovable properties at the Greek Cadastre has been undergoing in Greece already for several years now and it is effected per geographic region in phases.
In several regions the registration process has already been completed, whilst in other regions the process has not yet begun or is currently in process.
Our team has vast experience in cadastral registrations and is often engaged by owners residing in Greece or abroad (Greeks of the “Diaspora” / “Omogenia”) in order to carry out the registration. Additionally, where this is necessary, we research and obtain property titles at the land registries or mortgage registries.
